RERA Registration:-

Every real estate project requires RERA registrationas per the RERA Act.
Following documents are required for RERA registration:-
  • Authenticated Copy of the PAN Card of the Promoter.
  • Brief details of the project launched by him, in the past 5 years, whether completed or not, including the current status of the said project.
  • Audited Balance Sheet for last year and ITR Acknowledgement for Last 3 Years.
  • No encumbrances certificate OR the details of encumbrances on the land - i.e., any loan taken for the project.
  • Commencement Certificate/Letter from Competent Authority.
  • Declaration/NOC from Fire Dept.
  • Declaration/NOC from Airport Authority.
  • The location details of the project, with clear demarcation of land dedicated for the project along with its boundaries including the latitude and longitude of the end points.
  • Proforma of the allotment letter, agreement for sale, and the conveyance deed proposed to be signed with the allottees.
  • The Details of planned apartments for sale in the project along with the carpet area.
  • If the promoter is not the owner of the land, Declaration along with development agreement and power of attorney.
  • Declaration of the plan of development works to be executed and the proposed facilities to be provided. E.g. fire-fighting facilities, drinking water facilities, emergency evacuation services, use of renewable energy.
